The clearance rate has continued to remain in the mid 70% to 80% range consistently throughout the year, and this has given the market a sense of stability.
Strong buyer demand and limited supply have underpinned these results, even though performance across different sectors of the market remains patchy. Some homes are flying, while others need to work harder to secure a result but overall, the numbers show there is still depth in demand.

Now, as we head towards the end of the football season this Saturday, we enter a period where distractions begin to fall away. With the AFL finals wrapping up, buyers and sellers can once again turn their attention fully to the property market. This week off is a natural reset point in the calendar, and from here the lead-up to the end of the year becomes one of the busiest and most important windows in real estate.
The big question is whether the property market will now push to where it needs to be, delivering more consistency in outcomes. Or will we continue to see the same mixed results that have characterised much of the year so far?
The reality is that the key issue remains stock not just volume, but quality. Until we see more homes coming onto the market, and particularly better quality properties, clearance rates and buyer activity are likely to stay within the range we’ve been seeing. Buyers are ready and motivated, but many are waiting for the right opportunity.
As we head into the end-of-year spring rush, the conditions are set:
Buyers are active — clearance rates prove demand is there.
Stock is limited — choice remains the biggest frustration for buyers.
Distractions are easing — the focus is now shifting squarely back to real estate.
For sellers, this is a timely reminder: if your property is well-prepared and well-positioned, you will find buyers. For buyers, the challenge is to be decisive when the right home comes along, as competition is strong.
The next few months will be crucial in shaping how 2026 begins, and all eyes will be on whether this spring rush can unlock the consistency and flow of quality stock that the market has been waiting for.
