With a clearance rate of 82% achieved on the weekend the question must be asked are we in the middle of a strong market with out us realising.
The answer is clearly no.
We are seeing nearly 50% of auctions being either cancelled or sold early due to there being a stand out buyer.
In a stable to uncertain market like we have, particularly in the Winter school holiday break it is not uncommon to see auctions delayed or just cancelled.
It is a double edged sword at the moment as the best time to buy is when there is a lack of confidence in the market but that also means there is a lack of available stock.
The old saying of do the opposite of everyone else rings true at the moment.
