With a lack of available stock what conclusions do we draw from the clearance rate?

Well you need to look not only at the clearance rate but the number of people at inspections and the sale prices obviously.

So, what are we seeing out in the market then?

Well speaking to various agents I am hearing a consistent story, good numbers at opens, people seem to have decided to stop sitting on their hands but we don’t have enough stock which is also helping drive the market.

This is what I am seeing as well, there is a lack of good quality properties on the market which is helping push prices up but combined with the fact that people seem to have renewed confidence in the property market which means we should continue to see stability and a positive market.

As the year continues I believe we will see stock levels increase although this is something I have been saying for nearly 5 years as we have seen a reducing amount of property become available in the blue chip area’s we focus on.

The only certainty is that they are not creating any more property in the area’s we focus on for our clients but more and more people want to be there.
