A clearance rate is always a good indication of how the market is performing in general but doesn’t give the full picture.
On the weekend we saw a clearance rate of 75% achieved but with only just over 500 auctions run it we can take it with a grain of salt.
The wider market whilst stable isn’t flying along, the reason for this is numerous but we have a lack of good quality stock on the market in general which leads to the question “why sell my property if I can’t see anything I want to buy”.
This means we have a market where we only see the B and C grade properties in general but when an A grade property becomes available it has a standout result.
The key is to find those A grade properties.
